Energy efficiency optimization in a municipal multi-purpose building

A smaller multi-purpose building attracted attention due to its extremely high energy consumption. The aim of the project was to identify the problems and optimize the existing system.

The building was equipped with Peer4 sensor technology in March 2023. Data was transmitted via LTE.

Deficits in the heating settings and use of the technology quickly became apparent.

In addition, the radiators in the communal rooms were hydraulically balanced using Peer4 sensor technology in conjunction with smart home components.

In a further step, the domestic hot water supply will later be switched from centralized to decentralized.

Conclusion:

In total, savings of over 30% have already been achieved with the final target of 40%.

Energy efficiency optimization of a Sparkasse branch building

Among other things, Sparkasse RNN maintains an older building in Weinheim that is connected to a district heating network. The property is in a partially renovated condition. There is a branch on the ground floor which is only open on 2 weekdays. Otherwise the office is only occupied by one employee. The other floors are rented office space.

There were conspicuously high consumption values and costs in the building and the tenants have already complained about this. At a presentation by Peer4 at an event in Mannheim, the responsible facility manager at Sparkasse was particularly impressed by the QUICK WINS that could be achieved with little effort.

The decision was therefore made to carry out an energy efficiency optimization via Peer4 in the property as a pilot project. For this purpose, a complete service was ordered which, in addition to the installation of the sensors and the digital building file, also included data analysis and recommendations for measures and, in this case, implementation.

Procedure

In March, the sensors were installed by Peer4 and a partner company on the heating system with 4 heating circuits. This was done in less than 1 hour.

It quickly became clear from the data and also after recording the data on the current installation that there was great potential for savings here.

  • Circulation pumps of an older design with high power consumption were in use
  • The pumps were running continuously in several heating circuits
  • Timers were either defective or not set correctly
  • The settings of the heating and setback times did not match the use of the individual units
  • The consumption meters had to be replaced

Peer4's partner craftsman's business then immediately prepared a quotation for the conversion of the pumps and their control system and carried it out promptly. The heating circuits were set up differently with lower flow temperatures and timed running times for the pumps.

Results

It quickly became apparent that the heating circuits now had a significantly lower heat consumption. The power consumption of the pumps should fall to around a third, as they run much more economically. In the coming heating period, the heating times will be further optimized for use, which is now easily possible thanks to the individually digitally controllable pumps. Savings of at least 20% are expected.

"Overall, I am very satisfied with how the project went, the collaboration and the result," says Ulrike Falkenstein from the Procurement and Environment department at Sparkasse. "The overall service provided by Peer4 and its partners has made our work much easier."
